主要的成本的控制是前4种,前期成本的控制主要是土地成本的控制,当然土地的来源有多种,转让、竞标拍卖等等,谈判的技巧和海量的人脉是必不可少的;工程造价的控制要从设计抓起,合理的设计是一个良好的开端,避免不必要的变更是重中之重,作为施工中的监理必须代表了建设单位的利益,工程造价的审计是必不可少的;3与4是密不可分的,销售款项的及时回流就意味着融资成本的降低,选择一个好的代理商或者拥有一个好的销售部门能为企业减轻很大的资金压力;配套费用一般是明码标价的,所以一般不能节省;管理费用要靠企业的规章制度来约束;不可预计费用一般按工程总投资的1%提取,而这一块是必须要预留的。
